What is our Evaluation Process?
For vacant land we take many things into consideration such as the location, supply and demand for that area, buildability, size and specs of the property, additional features of the property, road access, zoning and more to find a price per acre to find a potential market value.
For commercial properties such as apartments, mobile home parks, self-storage and office we tend to use an income approach. We would take the current or potential income, and subtract the expenses. From here we can use the current market cap rate to determine a potential selling price.
